Miami had about 442,000 residents in 2020, and Census estimates show close to 7 in 10 households rent, one of the highest shares of any large Florida city. Many single-family homes are older concrete-block-and-stucco (CBS) houses built before modern hurricane codes, and many condo buildings now face costly safety inspections and reserve rules. We buy houses and condos across South Florida as-is.

What we see in Miami houses
- CBS homes from the 1940s to 1970s with original windows, roofs and plumbing.
- Condos in buildings facing 40-year recertification, milestone inspections or special assessments.
- Homes with add-on units or enclosed garages built without permits.
- Rentals and small multifamily buildings with tenants.
Why Miami owners call us
South Florida callers are often heirs, landlords, and condo owners facing assessments they can't or won't pay. We've been buying Florida houses since 2005, more than 1,300 so far. We buy as-is, you can leave belongings behind, and closings can be handled remotely. When title is clear we can close in as little as a couple of weeks, or on a later date you choose. No commissions and no fees.
Situations we help with: inherited and probate houses, falling behind on payments, houses that need repairs, rentals and tenants, vacant houses and mobile homes on land you own.
Selling a house in Miami: what to know
Home values right now
Zillow's Home Value Index puts the typical City of Miami home at about $584,000 as of September 2026, up about 1% from a year earlier after values slipped through most of 2025. That figure mixes condos with single-family homes. An older CBS house in Allapattah or Flagami and a condo in a building facing assessments can land far from that number in either direction.
Where we buy in the city
Miami is in Miami-Dade County. We buy across the city, including ZIP codes 33125, 33130, 33133, 33135, 33142, 33144 and 33150, which cover neighborhoods like Allapattah, Little Havana, Flagami, Coconut Grove and Little River.
Condo inspections and reserve rules
Since Florida passed SB 4-D in 2022, condo and co-op buildings three or more habitable stories tall need a milestone structural inspection when they turn 30. A local building department can require it at 25 for buildings near salt water. Most associations also had to finish a structural integrity reserve study (SIRS) by December 31, 2025. Miami-Dade County runs its own building recertification program for older buildings on top of that. To pay for repairs and reserves, many associations have raised dues or levied special assessments. Buyers get copies of those reports, and some lenders and buyers walk away from buildings with open repairs.
Flood zones and insurance
Much of Miami is in FEMA flood zones, and a buyer with a mortgage on a home in a high-risk zone will usually have to carry flood insurance. That cost affects what buyers will pay. If you're insured with Citizens, flood coverage is already required in high-risk zones. Starting January 1, 2027, Citizens requires it on all remaining personal residential policies with wind coverage. Condo unit-owner and renter policies are excluded. You can look up your flood zone on FEMA's Flood Map Service Center.
Miami-Dade records and foreclosure
Ownership, assessed value and exemptions are on the Miami-Dade Property Appraiser website. If you buy another Florida home, you may be able to carry up to $500,000 of your homestead savings with you through portability, if you apply in time. Foreclosure cases are filed with the Miami-Dade Clerk of the Court and Comptroller, and sales are held online after a judge enters a final judgment.
Behind on payments? Ask about us taking over your payments
If you're behind and have little equity, a cash sale may not cover what you owe. In some cases we can buy the house "subject to" your existing mortgage: we take the deed and make the monthly payments, and the loan stays in your name. That has real risks. Your lender could call the loan due under the due-on-sale clause, and until the loan is paid off, any late payment shows on your credit. It isn't available for every house or every loan. We put every term in writing and encourage you to have your own attorney review it before you sign. If it isn't a fit, we'll say so, and a HUD-approved housing counselor may be your best next call.
Questions Miami sellers ask
Do you buy condos with a big special assessment? Yes. Call and we'll talk through the building's situation.
Do you buy across Broward and Palm Beach too? Yes. See the list above.
Can I sell my Miami condo before the building's milestone repairs are done? Yes. The inspection reports and reserve study are part of the association's official records and go to buyers. Any assessment that has been voted shows up on the estoppel certificate. Many buyers with mortgages back away from those buildings. We buy units in buildings with pending repairs and price that in up front.
Do I need flood insurance to sell my Miami house? Not to sell to us for cash. A buyer using a mortgage on a home in a FEMA high-risk flood zone will usually be required to carry it, and that cost affects what they'll offer. If you're with Citizens, flood coverage becomes required on all remaining personal residential policies with wind coverage starting January 1, 2027.
I've been served foreclosure papers in Miami-Dade. How much time do I have? Florida foreclosures go through the court, so the house isn't sold until a judge enters a final judgment and the Clerk holds an online sale. In many cases you can still sell before the sale date if the payoff is covered. Don't miss the response deadline on your summons, and consider talking with an attorney or a HUD-approved housing counselor. Then call us. The earlier, the better.
